Unsightly Condition
- Damage to any part of home including, stucco, garage, gutters, etc.
- Dead grass, weeds, unkempt trees or dead trees, etc.
- Items on porch or in front yard such as grills, tents, etc.
- Vehicles parked in driveway in an unkempt or unattractive condition (must be inside garage)
- Oils spots on driveway
- Any other dirty or unkempt condition the Board deems unsightly
FIRST NOTICE: WARNING, 7 DAYS TO CORRECT (or arrangements made)
2ND NOTICE: $25 FINE, 7 DAYS TO CORRECT (or arrangements made)
THIRD NOTICE $100 FINE
AFTER THIRD NOTICE BOARD MAY REMOVE, CONCEAL OR REPAIR UNSIGHTLY CONDITION (with the exception of vehicle, see Vehicular section)
AT OWNERS EXPENSE
Landscaping Violation
- Any item that does not fall under unsightly condition shall be first handled by SunCrest Master Association until further notice.
Pet Violation
- Loose or unleashed dog
- Pet mess
- Pet damage
FIRST NOTICE: WARNING, IMMEDIATE CLEANUP OF MESS AND SECURING OF ANIMAL
2ND NOTICE: $25 FINE, IMMEDIATE CLEANUP OF MESS, 7 DAYS TO PROVE MEASURES TAKEN TO PREVENT FUTURE VIOLATION
THIRD NOTICE $100 FINE 7 DAYS TO PROVE MEASURES TAKEN TO CORRECT
AFTER THIRD NOTICE BOARD MAY HAVE LOOSE ANIMAL TAKEN BY AUTHORITIES AND BOARD MAY REPORT INDIVIDUAL TO THE POLICE AND FILE COMPLAINT
Vehicular Violations
- Excessive Speed
FIRST NOTICE: WARNING
2ND NOTICE: $25 FINE
THIRD NOTICE $100 FINE
AFTER THRIRD NOTICE BOARD MAY REPORT INDIVIDUAL TO THE POLICE AND FILE COMPLAINT FOR RECKLESS DRIVING
- Unregistered Vehicle in driveway (must be inside garage)
FIRST NOTICE: WARNING
2ND NOTICE: $25 FINE PER DAY UNTIL REMOVED OR CONCEALED IN GARAGE (or arrangements made) FOR UP TO 30 DAYS, THEN THIRD NOTICE
THIRD NOTICE $100 FINE PER DAY UNTIL REMOVED OR CONCEALED IN GARAGE (or arrangements made)
AFTER THIRD NOTICE BOARD MAY REPORT INDIVIDUAL TO THE POLICE AND FILE COMPLAINT
Parking Violations
- On street parking deemed to be a nuisance
- On street parking during snow removal
- Other parking violation as per CC&Rs or as Board deems a violation
FIRST NOTICE: WARNING
2ND NOTICE: $25 FINE
THIRD NOTICE $100 FINE
AFTER THIRD NOTICE BOARD MAY HAVE VEHICLE TOWED AT OWNERS EXPENSE
IN HAZARDOUS CONDITIONS BOARD MAY TOW WITHOUT WARNING
RV, Boat or Trailer Parking
- 24 hour load / unload only
- Non-consecutive 24 hour periods
- Other parking violation as per CC&Rs or as Board deems a violation
FIRST NOTICE: WARNING
2ND NOTICE: $25 FINE
THIRD NOTICE $100 FINE
AFTER THIRD NOTICE BOARD MAY HAVE VEHICLE TOWED AT OWNERS EXPENSE

REPAIR FOR VANDALISM MUST BE EFFECTED IMMEDIATELY AT OWNERS EXPENSE OR BARD WILL EFFECT AND BILL OWNER
Financial Matters
- Non-Payment of Dues
First measure is a $20 late fee for each month dues are not paid
Monthly Dues / Assessments are never waived
Late fees are not generally waived unless bank error, postal error or HOA error
Services will be stopped on homes in arrears where arrangements have not been made

Fines may be not be waived without special arrangements upon Board approval
